We were travelling on the GT Karnal road by car. Maintain a check list: Collect all necessary documents from the builder before you sign a deal with him. You must ask from him for environmental clearance, intimation of disapproval (IOD) or a building permit, building layout approval and a commencement certificate.

Litmus test: If your builder has a pre-approval from any of the well reputed banks who ensure a thorough check-up before deciding to lend to the buyers then, be assured that all is well with the builder.

Check his background: There is mushrooming of builders in the millennium city. If you are planning to Buy Property in Gurgaon or anywhere else, ensure the background of the builder through consumer websites and forums on the internet. Talk to the residents of his previous projects and ask about his feedback.

Check it legally: You must not evade this step in order to avoid extra charges from your legal expert who may fetch you with authentic information specializing in local property laws.
